Advantages: The room is very big. It is very new and clean. The room is spotlessly clean. The toiletries are complete, including body lotion, makeup remover gel, facial cleanser, toner and moisturizer set. The razor has four blades. The hotel front desk service is enthusiastic. They greet you when you enter and leave, and help you call a car to pick up and put down your luggage. The deluxe room has a balcony, and the balcony is very large. Although there is no scenery, it can exchange fresh air and is also very quiet. The room is well insulated, so you don’t need to turn on the air conditioner at night to avoid dryness. The minibar has free drinks and plenty of water every day. Opposite is the Fresco supermarket. There is a post office, laundry room (this one is closer) and convenience store on the right hand side of the door. There are restaurants, gas stations and laundry rooms on the left hand side. The hotel does not allow people under 12 years old to stay, so it is very quiet. The surrounding Okazaki Shrine, Komyoji Temple, Kyoto University, and **** are all within walking distance.
Disadvantages: The place to put luggage is too small, basically it can’t be put in. My smallest luggage, rimowa26 inches, can’t fit in, not to mention the other two large luggages, and the room is big enough. Because once the luggage rack is put on, the sliding door will not be able to open the wardrobe, which is a design defect. I tried several types of breakfast that many people criticized. My family chose Japanese style, which he thought was ok, and the staple food was tamagoyaki. I chose American style, which is the most normal bacon, sausage and eggs. The taste is OK, and the fruit is very sweet (I think it is normal to choose this at least without stepping on thunder, and you can also eat full). The next day I added 1600 to change to Benedict. Benedict, which is praised by many people, I think it is very ordinary. The bottom is smoked salmon. If you like smoked salmon, you may think the breakfast is good, but I don’t like it. I can understand that the hotel is not large in size, so the breakfast cannot be too rich, and it is impossible to do self-service, otherwise the food will go bad if it is left for too long. But I have stayed in small and exquisite high-end hotels in other countries. In fact, it can be semi-self-service. Fruits, bread and drinks can be taken in the self-service area, and the staple food can be ordered. It is estimated that the hotel is unwilling to do so due to cost control. The most important thing is that there are only two choices of juice for breakfast, and there is no milk. You can only choose between coffee and black tea. Although the hotel stipulates that people under 12 are not allowed to stay, it is not appropriate for teenagers between 12 and 18 to drink coffee and black tea, right? At least there should be the option of milk. And when there are many guests dining during the morning rush hour, it took us a long time to wait for the waiter to come, which was not very comfortable. Summary: The breakfast is indeed not outstanding, but it is passable. The reason for this is not the breakfast itself, but the hotel's own positioning of this only restaurant. Because it is to be a French restaurant, the chef's idea must be the same. In fact, a hotel decorated as a Japanese garden should be a Japanese restaurant instead of a French restaurant. The Japanese restaurant downstairs in the hotel next door is doing well.

This time was the most serious one. I thought it didn’t matter whether it was expensive or expensive when staying in a casual and high-end hotel. If you want to eat wagyu, you need to pay extra. The price is expensive and the portion is small. The rent itself is two to three times more expensive than other hotels in Kyoto area. When you book a room on the website, there is a balcony in the photo, but when you check in, you are told that it cannot be used. The view outside the window is the sidewalk across the street. The mattress has no elasticity and the more you sleep, the more it sinks. In the Mini bar, you need everything except water and coffee. Needless to say about the fees and prices. I really want to know why they charge this rent. It feels like a money grab. I have said that I will never stay in a hotel of this group in the future

This hotel has wonderful costumer services and the employees speak many languages. Right up the street there is a 7/11 store for all your snack run, there are cafe and restaurant within walking distance. The Karasuma-Oike station is literally 3-5 minutes walk. The best part is the traveler’s store that is about a 10 min walk. I been wanting to go there and finally got to visit it. This store has stationary items such as notebooks that can have you record your journey.

Although the room is a bit small, it’s was very comfortable and had all the amenities we needed. One of the standout features of this hotel is its stunning rooftop terrace overlooking the city, which was our favorite spot to unwind and relax at the end of each day.

Hotel was convenient, room was decent size too. If you are not comfortable with wearing their room slippers (they use a common slipper as there is a public bath), then I would suggest for you to bring your own slippers.

This hotel is very good location, near Omiya station (Hankyu line), Exit#5 has elevator 🛗 from platform to ground floor). If take Kyoto City bus, take bus number 206, 207 to Omiya matsubara station and walk just 150meters. This hotel is very clean, has all amenities, and facilities in the room (refrigerator and hair dryer). This hotel also have coin laundry machine and ice maker machine at 1st floor. I'm very happy with this hotel and its reasonable price, so I extend to stay here total 5 days.

LLi Ing Sheryl LeeWe like how the check in was done through an automated system which was easy to use. A staff is nearby to help if help is ever needed. The hotel also offer amenities in the lobby for guests to self-help which even include facial products like make-up remover and masks. The hotel room was clean and beds were comfortable. The pillows provided are of 2 intensities - hard and soft so that guests can choose to use whichever work for them. Sufficient space in the hotel room. The service staff are always smiling and pleasant to talk to. When I called the front desk to check if I could borrow their travel adaptor and I offered to go down to collect from them. The front desk helped to deliver it up to my room in less than 5min. I really appreciate their effort. All in all, this hotel is very efficient and we enjoyed our stay.

I liked that the bathroom had a separate standing shower area and bathtub, instead of being combined like many Japan hotels tend to offer. Could do with some hooks for hanging your clothes though.
Breakfast was excellent with a wide variety, they even serve ice-cream.

GGuest Userhave suttle buses from the kyoto station to the hotel. and I have to say the shuttle bus driver is so welcoming and cheerful.
also convenient to go to sightseeing places by bus( around 5min walk)
but no convenient stores nearby. the closest one will be about 10min walk
YYI HUEYThe accommodation experience in the townhouse is really authentic. The house is beautiful and very comfortable as soon as you enter the house. No matter how you take photos there, it is very interesting. We were very satisfied with the food at the hotel because we have family members who don’t eat beef. Although the hotel couldn’t do it at first, they were willing to communicate and let us choose different foods. Thank you very much!

JJ SCoin lockers, kettle, microwave on first floor, clean ladies bathroom, all provided with amenities including pajamas! Room was also only the width of the bed but provided with a small sit-down table, and a compartment under the bed big enough to fit my large luggage. Location was convenient - a 20min walk to main kyoto area but only 1min walk to metro station and great access to buses going to other areas of kyoto. Felt safe as a solo female traveller👍

I recently had the opportunity to stay at your hotel, and I would like to share my experience with you. First and foremost, I want to express my gratitude for the exceptional design and comfort your property offers. Kengo Kuma’s architectural brilliance, with its use of natural wood, thoughtful lighting, and integration of art pieces, creates a stunning and serene atmosphere. Additionally, the comfort of the rooms, the quality of the materials, the size of the beds, and the premium linens were truly impressive. In terms of design and comfort, your hotel sets a remarkable standard.
However, I did encounter several service-related issues that I believe could be addressed to enhance the overall guest experience. I would like to share these points in the hope that they are helpful for future improvements:
1. Breakfast Lounge and Sushi Area: The proximity of these two areas creates a strong odor upon entering, which can be unpleasant. Improved ventilation could easily mitigate this issue.
2. Food and Beverage Service After Breakfast: The lack of food and beverage service after breakfast hours was inconvenient. At the very least, providing a space for guests to enjoy tea or coffee would be a welcome addition.
3. Room Service Availability: After a long journey, I was surprised to learn that room service was unavailable and that only rice balls could be provided. Expanding room service options would greatly improve the guest experience.
4. Flexibility with Breakfast Hours: Due to the time difference, I arrived slightly late for breakfast at 10:10 AM and was informed that nothing could be served. Even my request for tea did not receive a clear response. Greater flexibility in accommodating guests dealing with jet lag would be highly appreciated.
5. Lobby Services: The inability to offer anything to drink or even host a guest in the lobby felt restrictive. This could be improved to make the lobby a more welcoming space.
6. Spa Experience: I was unable to experience the renowned Banyan Tree spa as it was fully booked. Expanding spa reservation availability would help meet guest expectations for this signature offering.
In summary, while the hotel excels in design and comfort, the service offerings seem to be constrained by rigid rules and limited hours, which can detract from the overall guest experience. I strongly believe that adopting a more flexible, guest-centered approach would significantly enhance satisfaction.
If the above issues were addressed, I would certainly consider staying at your hotel again during my next visit to Kyoto. Once again, I want to thank you for the exceptional design and comfort provided during my stay and hope that these suggestions contribute to further elevating your standards.
