A great place to stay. The staff at The Pines are so friendly and helpful with nothing being too much trouble for them. The room had lovely sea views and was very clean having been cleaned daily by the very efficient team. Breakfast was plentiful especially if using the buffet option which set you up for your planned activities. It's a good walk into the town, taking about 20 minutes at a steady pace. The only downside was the rather noisy residents returning to their rooms but that wasn't the fault of the hotel. We thoroughly recommend this hotel.

We stayed here for two nights to celebrate my wife’s birthday, what a treat we had a fabulous sea view with balcony room with panoramic views of swanage bay, the hotel was clean, warm, the staff were very friendly, breakfast was plentiful, replenished when needed, great choice, we had afternoon tea , amazing so much to choose all served with sea views, couldn’t fault our stay, we will return. Thank you all at the hotel.

This is a very welcoming hotel. From the movement you arrive you feel ‘looked after’ by every member of staff. Nothing is too much trouble for the staff, who all have a smile. The rooms are comfortable, but ours wasn’t large but enjoyed an amazing view over the sea. Breakfast was good and evening meal served well with a good menu. An excellent hotel in a prime position above Swanage.

My wife and I stayed in the Purbeck Suite for 3 nights. It was a most thoughtful touch to find a card surrounded by red “petals” wishing us a happy anniversary. The suite is extremely spacious, being long with huge patio doors. There is extensive storage space. There is a table with 3 chairs, 2 easy chairs, sofa, huge SMART TV, super king-size bed, radio, remote controlled net and cloth curtains, a/c, very modern lighting, fridge, iron and board, carafe of water, tea/coffee and cafetiere with large selection of tea and coffee. The radiators were vertical, a good use of space. There is a safe, but it was locked and I had to obtain a code from reception to unlock it. When unlocked, it was hard to open (fingernail breaking) and so I was reluctant to use it. It needed a knob as it did not spring open like normal room safes. The balcony is large, with loungers and circular seating. There is an awning, but when the wind blows too hard it retracts. This was an unsettling surprise when it first happened! The bathroom had 2 sinks and a walk-in shower. The shower had 4 methods of dispensing water, one of which was horizontal jets of water (new to us). Liquid soap and shampoo were provided. Everything worked well. Breakfast opened at 0800 every day (we would prefer slightly earlier being early birds). There was self-service buffet bar of cereals and fruits. There was a hot buffet. Alternatively, dishes could be cooked to order. We had the omelettes, and my wife requested a smaller one made with 2 eggs and not 3 eggs, and another option was avocado on toast. It was all delicious. The hotel has ample parking. It is about 15 minutes’ walk into Swanage. There are no shops nearby that we found. From the hotel, we walked the SW coast path in both directions and used the gate from the hotel to access the path northwards. We thoroughly enjoyed our stay and highly recommend the hotel.

My wife and I took our dog to stay at the Pines Hotel as it seemed the most attractive location for a dog friendly place to stay. it was the dog's birthday and on the bed in our room was some dog treats and a card saying 'Happy Bark Day!' The hotel is great and the staff helpful and friendly while private steps to the beach gave a great way for a swim.

We enjoyed a 7 night Dinner, B&B stay in a sea facing balcony room on the first floor, with excellent views of the bay and the sandy beach below. This accomodation was excellent and well worth the extra. Room 18 even came with 2 bedrooms - i.e a familly room. Overall we fully recommend the upper floor rooms. BEST BITS: Lovely, happy and attentive staff. Location - 5* Amazing views and no noise. Comfortable lounge and garden seating. Food quality - particularly the breakfast specials and dinner seafood. Free use of EV charger Beach access - for those able to use the 154 steps! NOT SO GOOD: No aircon, fridge or safe Shower water pressure Cramped parking B&B guests might find the out of town location not good for evenings

this hotel is lovely. great location, with wonderful views of swanage. with walking routes to old harrys rock, although you should note, these are tough, grab your walking sticks and attempt the hike. old harrys rocks are stunning and worth the walk. I had a Sunday roast dinner, was as good as a hotel roast gets, fresh and hot. I booked a single room as I was a solo holiday maker from Essex exploring the UK. I knew I was getting a single bed, but the room itself was quite small, literally only just big enough for single bed and dressing table. the shower room door couldn't open all the way as it hits the bed, but still plenty of room to get in the tiny shower room with toilet. the sink was seperate in the corner on the opposite side of the room. bed was comfy overlooking the car park, no noise disturbance. breakfast was a buffet breakfast, was ok, nothing to get excited about. I paid 139 pounds for my one night stay, this included the Sunday roast dinner with starter and I had 2 drinks, 1 alcoholic, 1 soft. overall, very happy with my stay at the hotel, given the room size I would say this was expensive for 1 night. but I had a great stay and great base to explore swanage. thanks for having me.

Just returned from a drink at the “non-residents welcome” bar. What an unfriendly experience we had. The Hungarian server when we arrived was very pleasant, only to be replaced by a completely different character. We were a family of 10 ranging in age from 21 to 58 and were made to feel like a massive inconvenience. It didn’t help that he called us a gang and made it quite clear that we were not welcome by his constant referral to how busy they were going to be later in the evening. This bar is quite clearly not happy to have non-residents in their cosy club. We will not return and will choose to spend our money elsewhere.

We had a fantastic lunch for a 90th birthday party. Brilliant food & attention to detail. Spot on :) Communication was great & flexible throughout the planning. Great location on Swanage cliff tops. Best place for an intergenerational get-together
