Boutique 25 is located centrally but doesn't match their website/brochure images. They must have been taken a very long time ago. The room carpet was clean as were the towels, bed sheet and pillowcases. The shower was good. The rest of the room was very tired and dusty. The mattress wasn't clean and was very old. The man who checked us in was polite, he didn’t mention the club... There is a club in the basement that parties until 1am. It was very loud, I phoned asking to change room but was told they won't change our room. They told me they are legally covered as their website states the club continues until 1am so I can't do anything about it legally. I only wanted a sleep, not confirmation about what they don't have to do according to the law. It's not boutique and at £130 I feel it's far, far too expensive, if all the other Skipton hotels are full I'll sleep in the car next time.

The room wasn't overall clean, we found a small clear packet which had clearly had some sort of drug in it, down the side of a chair. Upon stripping the bed we found there was no mattress protector and the mattress was filthy. Its a shame as it could be a beautiful hotel. At £120 a night with no breakfast its not good enough.

The marketing man here needs a pay rise as he’s made the place look great online. The truth is it’s a dump, scruffy is an understatement. To top it off the basement bar is noisy and it’s great looking out to see groups of lads trying to knock lumps out of each other. Avoid

Very dusty couldn’t breath in the room had to leave to get fresh air due to not being able to breath and coughing due to the dust. I had to leave to get cough medicine late at night due to this and attempt to open a window. Ventilation needed desperately. No staff to speak to later on or in the morning. Rude staff when attempted to complain online.

Boutique conjures up a notion of luxury and alternative styling which was completely opposite to this property. However, this was a shabby and filthy place and I would not recommend this property to anyone. The first night we were so tired after a long drive then a hike and took the opportunity for an early night. The mattress was incredibly uncomfortable and it was very clear that the sprung mattress had exceeded its lifetime as every movement, every turn produced that dreaded "boing" of a worn out and broken mattress. In the morning I decided to investigate the room further which included the general cleanliness and that fateful and dreaded mattress. I was horrified and what I discovered and disgusted at what I saw which can be seen in the photographs of the room. The mattress topper/protector had brown and yellow stains all over it and below that the mattress was even worse resembling something from a Crime Scene Investigation. This combined with the flaking paint, cobwebs, dried excretion under the toilet seat mould on the bathroom window seals and a thick layer of dust on the skirting board provided a haven if you were bacteria, fungi, protist, algae or a virus but a health hazard if you are human.

Good location to explore Skipton. Room facilities as described Room was big and comfortable. Also very clean Shower was good. Smart TV had on the wall, with limited sky channels. Very narrow entrance to the car park. I have a golf and I had to put my wing mirrors in to get in…anything wider and you would need to pay for parking

Anything calling itself a boutique you have an expectation of a quality experience maybe if I just booked a £90 basic room (which pretty much is what it is) I wouldn’t feel so let down. The room was tired and cheaply furnished , toilet didn’t flush , shower handle missing and I gave up trying to work the TV. On the plus it was quite , room ok clean but the shower needed a good clean.

Reviews have been quite negative but I found this B and B fine - yes the building is a bit worn around the edges but it is a very old building. Room pleasant and with all necessary facilities: bathroom great with large soft towels and excellent shower. No complaints whatsoever and will stay again.

We booked to stay here last night, it was very last minute as we were only visiting Skipton for the afternoon and decided to stay over. There is absolutely nothing Boutique about this hotel at all. It’s dirty and outdated. We were met by a man who hardly spoke two words to us. This was the one and only time we saw any staff. This “hotel” was like a ghost town. There was no option of breakfast this morning, we couldn’t even smell breakfast being cooked as we left. The room had a bath in the corner of it, it had an antibacterial hand wash instead of shower gel. There were wires all behind the desk and there was a little electric heater up against a wall. It needed a good lick of paint, imagine an old smokers living room. All in all, it was the most bizarre hotel one night stay I’ve ever been to and had we have booked a weekend there I’d have been really really disappointed.
