Bathroom floor flooded after first shower. Water coming from under the bath panel Sealant around bath in very poor condition and mould around edges Reception informed and said they would sort and we were offered and saw another room but quite honestly bathroom didn't look any better so we decided to stay put. No hot water when attempting to have bath late afternoon, informed reception and they said they would alter the timings! The bed was hard, bottom sheet didn't fit properly and no covering underneath so mattress on show, also top sheet had a hole in it, You could clearly hear guests in adjacent rooms using the toilet, not just the flushing! The breakfast room was dirty and uninviting. Only one member of staff clearing tables, in the kitchen, making the coffee- which was not good. The breakfast was poor, tinned peaches , apples large and tasteless, cheap yogurt. Croissants were good though. Market stall within yards with fresh fruit! The table cloth was stained from previous use The cushioned seats were very badly stained and the floor not clean. Front of house not particularly friendly although did assist with taxi company. General state of repair and cleanliness was poor

I feel a bit bad about the fact that mine is going to be the first not-so-great review for this place, but also feel like I ought to be honest. First, the good: it's a very well-maintained, charming, little (emphasis on ”little” ), place. Just four rooms and my room was quite small. and the bathroom was tiny. I honestly don't know if the others are larger, but for $450/night I was expecting more. Also, I guess I didn't realize that this isn't really a hotel. (My bad on that.) But there is no concierge to help you, and matters were made even more tricky in that while I was there the proprietor(s?) were away. I have no idea if they're normally more hands-on, but except for breakfast time, there really wasn't anyone around to ask about anything. The gentleman who was there serving breakfast was extremely nice and helpful, he just wasn't there much. Finally, given what I was paying, and the fact that I was coming off two strenuous weeks of work, and that it was crazy hot in Rome when I was there, I just wanted to be able to relax and not hassle with anything. But there are three different keys and codes you need to get in, it's up on the 4th (I think?) floor. There is a lift, but still some stairs down below, no restaurant, and all was just more work and more complicated than I had anticipated. All in all, it is a pretty place, with comfortable beds, good a/c and internet, etc. But imho, not a great value, and simply too small a room for the money.

The hotel is located more than centrally, walking to almost all destinations in Rome The hotel is undergoing renovation work, but it is well set up and does not bother you. The hallways are unfinished and the rooms fit perfectly. They are quite small rooms. Ideal to sleep, shower, watch TV for a few minutes and rest. The breakfast area is correct, in my opinion it is consistent with a 3 star, there is a lot of staff and many places to have breakfast. This area has many nooks and crannies to a board game area.

The hotel's strategic location makes it very convenient to travel and see scenic spots. You will be greeted by scenery everywhere you go, which is a pleasant surprise. Pink on the outside, beautiful on the inside. The room is not big, the bed is not big, and the room price is not cheap. The hotel is new and the room is clean. I am quite satisfied. The front desk staff is warm and courteous.

My husband and I stayed at Hotel Mancino 12 for two nights prior to taking a Mediterranean cruise. It was very clean, modern, and within walking distance of so many of the historical sights. In addition, the employees took great care of us by making sure we had everything that we needed (I did borrow an extra hair dryer from them) and calling taxis for us when needed. It was a wonderful place to stay, and I’d love to go there again.

8th trip to Rome and we were still searching for that elusive hotel that checks all, or at least most of the boxes....affordable, clean, central location, modern, comfortable. While we've come close, this really did check the boxes. It's literally a one minute walk from the Trevi fountain which at first gave me nerves because of how touristy the area is, but the hotel is quiet and relaxing. It's also not big so you don't have throngs of people. The rooms were spacious and immaculately kept as well as well appointed. Breakfast was included with out rate and as well as a very generous buffet breakfast, al la carte options were also included. Very satisfying start to the day. The bar area off the reception lobby was small, but, on the roof was a two level terrace with sofas, tables and chairs and a view of the Trevi. Afternoon/evening cocktails were a must from this rooftop oasis. Very central to many of the sights of Rome and the front desk was exceptionally helpful and polite.
