I used Grab to go from NAIA Terminal 1 to the site, 336 pesos (35 minutes with evening traffic) and 346 pesos (25 minutes without early morning traffic). It is a condo in a high-rise apartment building called Birch Tower, and the reception is at the very back on the right hand side on the first floor. It is a stone's throw away from Robinson Mall, and is a very convenient location for dining and shopping. However, it seems to be a condo for single men, not for families, considering the area. Guests are free to come and go as they please, but late-night guests must register and have their ID checked. The room is old, but it is enough for sleeping. The bed is comfortable, the shower has good water pressure and temperature control, clean and new towels, and all the amenities (quality aside), and the WIFI is fast and comfortable. Cleaning is done every day (though the sheets were not changed). The 9th floor is equipped with a large pool and gym. I requested in advance by email and was shown a room with a good view of Manila Bay on a high floor. There are four elevators and a waiting time, but I think that is unavoidable for a huge tower apartment building. If your base of operations is around Robinson Mall, this condo is definitely a good value for money. Highly recommended.
