Place was fantastic to have family gathering and located very near to the beach. However we didn't play on the beach due to heavy waves and rain but the children enjoyed the pool very much.

The main thing is that the place does not look abandoned, the employees are constantly bustling about the territory, cleaning is daily, the staff is friendly. In principle, the place is not suitable for everyone, there is nothing here except the sea and a medium-sized pool, not even Wi-Fi, and this is its main advantage. During our stay, there were not even other guests, in the evening you can see that the lights are on in some houses, but people just get lost in the huge territory. You will also be almost alone on the beach. The beach is excellent, moderately clean by Asian standards, the water is gorgeous, transparent, you swim in the deep - you can see the bottom, the entrance to the water is gentle, it is perfect for children. It is necessary to have your own transport, from the center of Kota Kinabalu it is about an hour's drive here by car. There is a town 15 minutes away with many cafes, shops, it can provide everything you need without long trips to the capital of the state. In general, if you want to get away from it all for a while, then I recommend this place.

In the whole hotel, the main passage can only take the internal asphalt road, and it is impossible to walk along the embankment. I tried to walk along the coast to the restaurant for breakfast on the first night, but in the end I walked on the lawn, which was not very convenient.

The Borneo Beach Villa is an unbeatable spot for a nice calm vacation. The beach is just beautiful although you fill find plastic stuff here and there. For younger (and older) children it’s perfect since the waterline is flat and you can walk easily 30-50 meters into the water. The waves are nice. there is no lifeguard on duty but you don't need one.
Don’t expect a new hotel for this price. We had nice beach front villa at the southern end of the site. At low tide you could walk the stays directly into the water, at high tide you need to go to the beach 100-200m. The sunset is beautiful. Hotel location would be 10 of 5 stars!
Make sure your Grab app works so you can order food since the restaurant is quite pricy for the offerings. Also getting away with a taxi will need some time and Grab. Go shopping and bring your own snacks and drinks upfront to enjoy the evenings. The breakfast is okay for the 3 days we stayed there but lacks some variety. They have a nice egg station for omelette and other things.
You are in nature so you need to be prepared for mosquitoes, sandflies and a cockroach here and there. But this is nothing which is really dramatic and can happen at the best places. We had all required sprays and used them when necessary. Some outdoor mosquito smoke lamps can also be useful.
Overall the family was very happy about our time there. The house is older but all items were functional. In case of support the technician was there in 15-30 minutes.
For the low price it’s a good place with a wonderful beach but if you don’t want to compromise quality furnishings or need nightlife this is not a suitable spot.

Borneo Beach villas are located close to a beautiful beach with amazing sunsets and crystalline water. The two swimming pools are also very nice. The pool villa is large and very enjoyable. The staff is very friendly and helpful and the environment is calm and relaxing. Notice that is far away from everything : it is a perfect place to relax at the beach and pool but not easy to reach other destinations. Food choice is limited but good. Definitely suggested if you want a calm gateway immersed in the nature.
