Room was lovely but housekeeping never visited and we were there 3 nights. Asked about late check out (asked for an hour late) and were told no. Tried to start a fire in fireplace but there were no matches/lighter or newspaper to get it started. Husband went to office to get lighter and we used grocery bags to get it started. Balcony was nice. Chairs not the most comfortable. Room was pretty warm even during the night with windows opened and with lower temperatures. Responsive to texts until we checked in, then not a single response to our texts.

We stayed in one of the upper 2 bedroomed suites at Woodlands on Fall River and loved the location, just out of town, but close enough by car for the park and local shops. The suite was lovely, spacious, comfortable and well very appointed. We visited during low season and the Trail Ridge Road was closed, so we used our time to enjoy the property and have a couple of relaxing days during our big trip to the Utah and Colorado. The owners were very friendly and welcoming. Check in and check out was a breeze. We even saw some of the deer that are photographed so much at this place. I’d would definitely stay here again if visiting the area again. Highly recommended.

Excellent apartment with good facilities in an excellent location for Estes and the Mountains. When you drive up the road from Estes Woodlands stands out: It looks the best, is smaller than the rest, is not as commercial. I would thoroughly recommend staying here

Love this place. Great location. Quiet, with outstanding views. Our room on a recent stay was spotless and in great shape. It was December and they had decorated the room with a small Christmas tree and a few other decorations. Nice touch!

We stayed here 7 days. Everything was excellent except the bed. That was the most uncomfortable bed we have ever slept on. I would recommend updating your mattress for a more comfortable nights sleep for your guest.

It was a nice stay but I told the lady booking that I definitely needed the two bedroom unit. I booked many months in advance. Guess what? They gave me a one bedroom unit with one bed. When we asked when we could be changed to a 2 bedroom unit, the manager told me that there is a cot in the closet and handed my son a blanket. They refused to help us in any way. The cot had a small mattress made of memory foam. The whole area was sold out so we were stuck staying there plus you pay part of your money up front. I stayed at this place twice before with no problems but with the surge of everyone going to the national parks, no one cared to help us. Now I have to go back and see what they charged my credit card to make sure they did not overcharge me. I stayed there 9 nights. I was not happy and neither was my son's back. I also am not sure if they did this on purpose to accommodate more people or if it truly was an accident. They book solid so if you get the wrong accommodations , too bad! You should also not use the hot tub. There is so much chlorine in it you can smell it a block away. It is very quiet and the river is great. Great location, close to park entrance.

We stayed in a 2-bedroom upper-level condo for 4 nights. It was clean and comfortable and had the amenities we needed, but in my opinion, it wasn't as special as some of the other reviews make it sound. The condo appeared to be half remodeled and half not. The kitchenette area and the bathroom sink area seemed new, but the shower/commode area appeared older. The furniture in the living room was comfy, but showed wear and tear. One of the window screens was damaged (coming apart at the bottom). The condo (Unit #10) was facing the road, and was closer to the road than I had expected based on website photos. We had more of a view of the house across the street and the road than we did of the river. There is traffic noise, although the sound of the river drowns it out somewhat. The location is convenient, and the condo was well-stocked (coffee, shampoo, soap, etc.), but it wasn't so special that it made us want to return.

I gave this review 3 stars because I don’t have a lot of either really positive or negative things to say. The condos were clean and the location on the Fall River was nice. The service/management was friendly enough, but didn’t really seem too interested in going much out of their way for anything. We booked 2 units 5 months in advance with one specific request - that the 2 units be next to each other. It’s not a huge complex, but the 2 units they gave us were almost as far apart as they possibly could be. They never really gave us any explanation or excuse beyond saying that’s just the way they decided to assign them to us. As we were traveling with a wide age-range of family members, having to walk back and forth across the property multiple times a day was a pain. I’d understand if we booked last minute or something, but never really understood why they chose to put us on opposite ends of the property when they had our reservations so far in advance. A few other annoyances - when we booked, it said the units were 1 bedroom + pull out sofa. We booked both units for 3 adults. But when we got there, discovered that instead of pull out sofas, they provided roll away cots. That would have been OK, except there is hardly any room in the condos to spread out the cot. We ended up squeezing them between the coffee table and fireplace. Also, they were supposed to text us the entry codes before we got there, but despite several e-mails and calls, we never received the text. Ultimately we got ahold of someone at a management office in Denver as we were driving into Estes the evening of our arrival who was able to give us the entry code info over the phone so that we were able to get in (the on-site manager’s office closes at 5 every night). Housekeeping and linen replacement is entirely self-serve (even though their info booklets in the cabin stated that housekeeping would change linens, turn down beds and take trash daily). Lack of A/C was not unexpected, but the condo’s only have 2 very small windows, so they got pretty stuffy at night even with the windows wide open (we were there in July). Again, nothing really super negative to say - we had a terrific time in Estes and RMNP and the accommodations were adequate. But also nothing to write home about, which was abit disappointing, particularly at the price point (~$350/night per room).

We stayed in a two bedroom suite (unit #9) and were just delighted with the whole experience. Checking in was a breeze; we were texted a code and could just let ourselves in. The place had everything we needed and then some. There appliances in the kitchen were full size and in good working order. The cabinets were stocked with everything we needed to make meals there--dishes, pans, bakeware, etc. The beds were comfy as was the furniture in the living area. The kitchen table and 4 chairs were nice. The entire place was super clean, nicely decorated and well maintained. The bath towels were some of the fluffiest I've ever been given when traveling. We were provided with ample paper towels, dish soap and dishwasher tablets. The accommodations were great and the view from the balcony was wonderful! I would highly recommend staying here! Oh and the location is close to the Fall River Rd entrance to Rocky Mountain Nat'l Park. However, there is a lot of construction going on along that road which could make it be quite congested. We stayed there in the middle of the week and are early risers so we just zipped on into the park but on Friday afternoon as we left the park, the line at that entrance was shockingly long. Glad we didn't have to sit in that. I don't believe the back up for the park entrance was related to the construction, just the time of the day.
