Welcome to K Avenue by Butter House Homestay, This is an Insta Cozy Wabi Sabi aesthetic house with an outstanding sunset sea view. You can Watch sea view from our unit's balcony or from the windows. The house colour theme is beautiful Butter cream colour.

This is an Instaworthy unit In Kota Kinabalu that is suitable for fashionable photography. We hope to create a cozy comfortable space to let our guest to have a splendid & memorable day during the time spending at our Butter House Homestay. :)

The space (non smoking & non vaping indoor , smoking & vaping outdoor balcony is allowed) You get the whole place by yourself for night. Guests can access:

-Security deposit- Yes (refundable if did not break the house rules)

-Loss of access card will be charged- Yes

-Keep clean & No Shoes inside the unit, If any stains discover from the sofa, cushion , curtain, bed etc will be charged

-All guest must provide IC or Passport for verification before check in.

-Lock the front door (Push to confirm)

-No pets

-Indoor No smoke & No vape(smoke & vape outside balcony is allowed), No durian & No Mangosteen

- Excessive Noise/ Drunkenness / Drugs is prohibited at all time.

-Hand & bath towel is for body use only. Please do not used on other purposed. If stain discover will be charged.

-Not allowed connect any devices to TV

-Simple celebration are fine but need self clean up mess.(no after party mess example leftover cake, cake stains, oily floor, after party rubbish)

-Missing items/ Broken/ additional laundry chemical treatment required/ repair required . All will be charged.

-Late Check-out will have additional charges. This is serious issue ,need time clean up for next guest.

-Inform host with photo if accidently damaged an item, we will charged based on the value of item only. If host found out damaged/broken item without informing, host have the rights to fine in fully security deposit, or higher value than security deposit.
