Great value for money. Rooms are surprisingly big with plenty of space for a family stay. Comfy beds, all the usual equipment you may need-fridge, microwave ect. Bathroom are upgraded. Ultimately it’s an old, characterful hotel turned into a small hotel. Staff is dupe friendly and helpful. Definitely recommend for budget stay in handy location.

We stayed here for a singular night after going to watch Arsenal play. It’s about a 10-15 minute walk from the stadium. The location of Goodwin St is great, its literally next to Finsbury Park Station (you can see the entrance to the station from the front door) and there’s an M&S food hall 30mtrs away. We stayed in a double room with balcony and it was spotlessly lean. The bed was comfy, didn’t get woken by any noise during the night. Great little place to stay.

Considering how cheap this hotel is, I do find it hard to be as harsh as other reviews. Maybe I had a better room? I booked very last minute after missing a last train, and was checked in without issue. The reception is actually quite nice? Genuinely thought the room wasn’t bad at all. Double bed made up of two singles, an effective heater and an en-suite. Towels and toiletries were included. The room was quiet, safe and comfortable. It was also clean. I had no issue with dodgy sockets or bugs. The one thing in the room which wouldn’t be expected was the sink, which was not connected to a waste pipe. This meant any running water went straight on to the floor - this may well be why others have leaky ceiling! If that piping was fixed, I’d think the room was perfectly fine! One last oddity outside of the room, was upon check out, reception was dark and the staff member was snoring away on the sofa with a duvet. I have a sense of humour, I thought it was hilarious. But probably not safe for him, or guests knowing anyone can walk in or out. I left my key on the side. If it was cheap enough I probably would stay again, but I’d want the room I had as it sounds like others are worse. It did me fine when stuck in london x

The property was in a good location close to the tube and Canning Town. The room was comfortable but not the cleanest with dust and hair around. There was also mould in the corner of the room and the walls looked quite dirty. The showers and kitchen were nice and modern. I think the cleaner chucked out my drinks in the fridge which meant I had to go and buy more which I wasn’t impressed about. No one would steal half a carton of milk so I would recommend labelling food in the fridge with departure dates.

Kkaju760I had the misfortune to use this B&B some weeks ago, except that, I am not quite sure you can even call it a B&B. Instead, it is simply a chap, looking to make some extra money on his big house – whilst still wanting to retain the benefits that come with not opening your house to strangers, and paying ones at that. So, here is my warning to anyone interested in renting a room in Leafy Suburban Bed & Breakfast (LSBB). It is in effect a sort of scam that is misleading, and here is why. Do NOT even try and rent this property if… You like B&Bs that are fully transparent in their advertising and you get what you paid for courtesy of your hard earned money You (and anyone that comes with you) do not want to suffer the indignity and embarrassment of having to take off your shoes upon entry (stuff a private owner may demand of you but, a place, intended for public rental changing you also?). I wonder why this is not stated in the his glitzy ads? Because he knows, if he did, nobody would even look at his so-called B&B You want a bit of privacy when using the bathroom/toilet. LSBB advertises its nice looking bathroom/toilet on accommodation seeking websites. What they do not tell you is that, you’ll be sharing with several other tenants. In short, you will need to be dressed appropriately and have to peep out into the corridor each time you wish to use it, to ensure nobody else is using it You like to get what you pay for and get the little things that typically come with a B&B (such as cups or glasses perhaps, coffee making facilities perhaps, etc.). You do not get anything with LSBB – just a small room and nowt else! You want to be close to civilisation such as public transport and some shops maybe. This place is in the middle of nowhere and to even find the place, you had better have a degree in place finding. There are no signs on the long and badly lit road it is on. The lovely looking and spacious kitchen and garden (advertised) are nice, no doubt. However, they are largely for show. During my unfortunate stay there, at NO point was I invited to use either, and although I did not use the kitchen, I have since read on here that, its more one of, it’s all DIY (Do-it-Yourself) in this poor excuse for a B&B. Do not use this property also, if you want to be able to talk (at normal sound levels) in your room whether on the phone or to your companion. We were asked to keep our voice down, which I thought was rather rude. The prices he charges are even MORE than many quality hotels that offer 10 times better service. For one search, he was charging £64 a night whilst many hotels were either the same or less. In short, this is an owner wanting to have his cake and eat it. Someone wanting the best of both worlds. Charge the peasants to have a room in his sumptuous house and keep their money whilst, on the other hand, wanting all the benefits of a private house owner with NO visiting strangers. He needs to understand what letting out an

When the rooms are side by side with different entrances, they keep everything in the refrigerator in the room. Yogurt, milk, juice, and jam are all provided for each person. There was a toaster, pot, and microwave. There is no elevator, so you have to go up and down narrow stairs. There were some staff members who needed attention.

GGuest UserDuring my stay at the hotel, I had a wonderful experience with the service provided. The staff members were extremely attentive and friendly, always going above and beyond to ensure that all of my needs were met. From the moment I checked in, I was greeted with warm smiles and a genuine willingness to assist me throughout my stay. But this last in the hotel was very horrible, the room was like a prison room, no heater, bed was very small and the bathroom was on the third floor. it was a bad experience. Overall, my experience at this hotel exceeded my expectations except the last stay in the hotel. The exceptional service, well-maintained facilities, and convenient location made it a memorable stay. I would highly recommend this hotel to anyone looking for a comfortable and enjoyable accommodation experience.

GGullyThe staff was overly gracious. I had to check in much earlier than the check-in time that is on the listing, and they were happy to do it for a £10 fee, which was fine for how much earlier I had to be there. It is about a 10 minute walk to the nearest train stop. Plenty of restaurants and a grocery store close to the hotel as well. Make sure you have data though because you must call to check-in. There is no front desk. As for the rooms, it had everything you’d expect for the price. It was clean and they provided whatever towels you needed. I guess the only qualm I’d have is that the walls are a bit thin, so you can hear a lot of what’s going on in the hallways. Overall, a great stay that I would recommend!

Booked this hotel for my friends to stay at after a concert. Hotel is a good distance away from underground. Only a 4 minute ride on tube to Wembley Park where we went for the concert. Able to request early check in as well. Breakfast isn’t included but you do get a discount voucher for a Wetherspoons down the street from the hotel. Near supermarkets and eating establishments. Checking in was easy and staff were friendly. However, the hotel room wasn’t great. Carpets were not very clean. Dirt marks were visible on the carpet. There were 8 plug sockets in the room and only 2 of them worked. The bathroom is small and does have mould on the walls. Room does get extremely warm even with windows open, you do get given a fan but we couldn’t use this as the only working plug sockets were not in a place where a fan could be plugged in. It is noisy outside but this is no fault of the hotel. If you’re just wanting a place to put your head for a night, then the hotel is fine. If you’re wanting to stay in the hotel for a trip then wouldn’t recommend and may be better to pay but extra for a different hotel.

GGuest UserThis was far below standard and certainly not value for money. The room was terrible, considering they could see I was disabled and struggled up stairs, I had a lousy, cold room with no heating and even the curtains didn't cover the windows so I had to try to sleep and see the outside at the same time. Not surprising, I didn't sleep a wink but went in the shower at 4am, but there was no ”working” shower. That's all I hoped for but I got it wrong. There was no shampoo or accessories to wash with and the shower was a drip, really that was all. There was no hot or cold. You could not park anywhere nearby even though they had a driveway, they never offered to open the gates. Breakfast was white bread, with black coffee and a sachet of milk so everyone was limited. A cold basic breakfast and this for almost £90 for ONE NIGHT just shows how expensive London is. Never again would I pay to stay in a dump like this. I even asked for a wake up call which I never got although they would have to walk up the stairs and knock on the door as there's no phone in the room or anything like it.

GGuest UserStayed here for 1 night as taking part in RideLondon and I wanted somewhere with nearby parking and tube access, this fitted the bill After reading reviews I was a bit concerned, but for the price I was paying and the fact I would be leaving in the early hours I took the chance On arrival its in a nice area, and the outside was clean. I got allocated my room on 1st floor at front. The room had all the basic facilities I needed and the bed was comfy enough, however it was very small (not really an issue) and was very dated. Needing to go to bed early, I was concerned about traffic noise outside, however room had a decent fan so I was able to shut window. The hotel is a short walk to ealing town centre with a tube station and plenty of shops. With the exception of my bathroom (which looked brand new) the whole hotel desperately needs modernisation, the paintwork and decor is run down. Hotel has potential I would possibly stay here again but not as a 1st choice
