"The lobby isn't huge, but the whole place is clean, tidy, and comfortable. On July 13th, we were greeted by a Chinese staff member who spoke Mandarin, which made communication super easy. She was very warm and polite. I'd give her a 100% satisfaction score! Facilities: The hotel is well-equipped. Hygiene: Clean and tidy. Environment: Overall, it felt very comfortable. Service: Every staff member was courteous, smiling, and very polite. I totally forgot to take photos, but the first picture is of the lobby lounge where I ordered a chocolate and some snacks."

"Our stay this time was absolutely delightful. The entire guesthouse exuded a warm, comfortable, and home-like atmosphere. Both the rooms and common areas were spotless and seemed brand new. It was evident that the owner had put a great deal of thought and effort into everything, from the hardware amenities to the thoughtful arrangements. The sea view from the window was breathtaking and captivating. Just sitting indoors, watching the ever-changing sea and sky from morning to night, was incredibly relaxing. The indoor lighting was soft and just right, creating a quiet and cozy ambiance. The mattress, pillows, and bedding were all very comfortable, ensuring an excellent night's sleep. The kitchen was fully equipped, clean, and highly functional, making it very convenient for cooking or preparing a simple breakfast. The bathroom amenities were well-stocked, and the environment was clean, making us feel completely at ease. What was most surprising was the comprehensive mobile phone charging setup; there was no need to worry about a lack of power outlets or forgetting to bring an adapter. Overall, this place not only boasts excellent facilities but also offers a personal touch that makes you feel genuinely cared for. Whether it's for a short, relaxing getaway or a trip with family and friends, I highly recommend it. I will definitely choose to stay here again on my next visit!"

"Booked during peak season for 1000 a night, which felt a bit expensive, but that's peak season for you. It's opposite the Hilton and Welcome Seafood, plus the famous fried [dish name, if known - otherwise leave as is or 'fried snacks'], though it's a bit far from Gaya Street. The lobby is quite large, but the room was a bit small, and breakfast was just average. Personally, I think guesthouses near Gaya Street offer better value for money. I didn't take any photos of the hotel, so just making do with this review 😄"

"Service: The staff's service was excellent, consistently attentive from before check-in all the way to check-out. We received orange juice popsicles upon arrival and even a small gift when we checked out. Ambiance: Both the public areas and the rooms are designed with great taste. It's a newly opened hotel, but there was no strong new renovation smell. Cleanliness: The room was spotlessly clean. Facilities: The hotel's TV is great, with high resolution. Although it's near the airport, apart from the sound of planes taking off, you don't hear anything else. It's not very noisy at all, actually much quieter than some hotels in the city center. I'll definitely stay here again!"

"Let's cut to the chase – this is an established, high-end hotel in Kota Kinabalu with decent service and a good location, still worth considering. The hotel is right next to Suria Sabah shopping mall. It's a short walk to Gaya Street, the Durian Night Market, and the new DBKK Jetty. While it might not be as luxurious as the Magellan Sutera or Shangri-La, it's incredibly convenient for food, shopping, and transportation. The decor feels a bit dated, leading to poor lighting, especially in the bathroom. The soundproofing for doors, windows, and walls is quite good, but the air conditioning is incredibly noisy. Also, the power outlets are outdated in terms of specifications and placement; not being able to charge devices by the bed is quite frustrating. Remember to bring a couple of extra travel adapters. The bathroom drain was a bit clogged, and drying clothes was also inconvenient. The most significant drawback is the large apartment hotel currently under construction next door. Some rooms now face directly onto the construction site, and once it's finished, the view will likely be quite impacted. However, the hotel's management still demonstrates the competence of an established brand. The concierge is always smiling and helpful with opening doors and carrying luggage. The front desk staff are polite and patient in their communication. Although the breakfast selection is limited, the quality is consistently high. Nasi Lemak is served daily, and the sambal sauce is absolutely on par with renowned local restaurants – rich in flavor, perfectly spicy, and the fried anchovies aren't overly salty. The milk from the coffee machine is also of good quality."

"Our kids absolutely loved the room! It was cleaned daily, and the cleaning staff were so friendly, leaving little written notes for the children, which made them feel really special. The room also had cooking utensils, which was a nice touch. Overall, it was a great stay. What really stood out was when I left my phone on the lobby sofa when we were leaving; the staff at the entrance quickly secured it and put it at the front desk. When I came back to look for it, they immediately told me they had found it. Really excellent service!"

"The service was great, and the facilities were complete, including a washing machine with a dryer function, which was excellent. There was also a microwave, refrigerator, induction cooker, and other appliances. We bought seafood from the market and cooked it ourselves, which was really nice. The apartment is by the sea, so you can watch the sunset from the room. It's close to Jesselton Market and next to Jesselton Point, making it very convenient for island hopping."

"I contacted customer service in advance, and they were always responsive. For our celebration, they even provided some simple decorations, which was a pleasant surprise when we checked in! Our flight was delayed, and although the official check-in time was before 24:00, we were still able to check in smoothly more than half an hour late that day (we hadn't anticipated the delay would be that long). The room view was really good (it's a pity we didn't stay in the room until evening, otherwise, watching the sunset would have been great!). There's also an outdoor viewing area on the 6th floor, but we didn't stay long enough for its operating hours. The room size was decent, with just one chair, but it had a full kitchen with almost all utensils provided! The bathroom also had toiletries. The breakfast included in the room rate was a nice bonus. The best part was definitely the infinity pool! It was still cool and out of the sun at 8:00 AM. I stayed at both Citadines Waterfront and The Shore in Kota Kinabalu, and it turns out they're in the same building but with separate entrances (they are interconnected). The pool on the 6th floor is directly separated, which is pretty cool."

Three days, two nights, and every day brought a new kind of 'excitement.' Day one, the air conditioning didn't work, there were tons of mosquitoes, and the shower only had cold water. The only decent thing for dinner was the fried shrimp, which disappeared in seconds, and the few other dishes available were practically snatched away. It felt like a refugee experience. Day two, we got a different room. After swimming, I went back to shower, and there was no water, then cold water, then extremely hot water, constantly cycling. The water pressure was also incredibly low; I almost lost my mind trying to rinse the shampoo out of my hair. That night, it was very windy, and there was a lot of noise outside, as if something wasn't properly secured. On the third day, as we were checking out, our luggage was mistakenly taken by a staff member and given to other guests. It was only returned after the other guests realized the error. Our luggage was perfectly fine in the restaurant; how dare you just take it away? Do you have any basic management sense? Of course, the environment is nice, that's the only highlight. Given how expensive it was during Chinese New Year, you should provide a service level that matches the price. The buffet was cafeteria-standard, and we still had to fight for food. Are you not ashamed?

An incredible place that makes you want to return again and again! Waking up every morning to such a view is a true dream. The sunsets here are simply magical, and the sea is clean, warm, and inviting. Our villa wasn't new, but it had absolutely everything needed for a comfortable stay. Special thanks to the administrator, who was always reachable and promptly helped resolve any household issues. This place gave us wonderful memories and a feeling of complete relaxation. If we get the chance, we will definitely come back here again!

If you are in the area to visit the KKIP industrial zone, the Klagen Regency is perfectly positioned. It is located quite a distance from the main town center, which may seem remote at first, but it is a strategic advantage if you want to avoid a long daily commute to your work sites. The hotel itself is impressively well-kept. It’s clear that management prioritizes maintenance, as the rooms and common areas feel fresh and clean. The service is equally commendable; the staff are helpful and ensure a smooth, professional experience from check-in to check-out. Sorry I does not have the photo of the room because I am there for a business meeting but the room is okay to stay. Buffet Breakfast is good, also you can find very nice local food with walking distance .

I chose this hotel for a one-night stay before heading to the overwater bungalow the next day. Although the room facilities were a bit old, they were very clean. There's a convenience store right downstairs, and it's very close to the pier. The sea breeze was a bit loud at night, but the breakfast was excellent and plentiful.

whats very good: Staff Service Excellent Easy access - down ladder - to sea whats good: good WiFi signal Rooms, Main Area, Jetty food - breakfast, lunch, tea and dinner - too much actually in-room fridge quiet rooms** 3 meals + tea included in-room snacks and soft drinks included what could improve: we expected total privacy - vendors in outboard motorboats and sampans kept approaching our unit when they see us sitting on the deck or swimming; they hassle us into buying stuff - from coconuts to live lobsters - and don't leave easily - we weren't interested in as we have meals and tea covered in our package. a boat with 2 sampans in tow always directly in front of our unit - eventhough approx 500-600 meters away - made us feel uncomfortable and invading our privacy No Emergency Protocols in place 7.9 or 8.2 earthquake with epicentre in Mindanao - across the Sulu Sea - there was no information or updates from staff on the situation - we were having breakfast when we felt the main area swaying when there were no waves we only got news on our mobile when back in the room we delayed our morning swim and went into water around 9.50 am. Had a few very strong waves hitting us. Asked a passing staff regarding the quake, he said no problems. after the swim we got news on our mobile that there was a Tsunami warning out and 0.4m wave could be hitting the shores of Semporna, Tawau and few other coastal cities of Eastern Sabah between 9.30am and 12.30pm 🤷🏾♂️ thankfully we survived to be able to write this.

The place is beautiful. The ocean and the beach are amazing. The hotel is seafront, a few steps and you’re swimming in the ocean. The rooms needs a lot of maintenance and deep cleaning, our room had many things need to be repair so, they gave us upgrade to a huge wood villa with 2 floors. The restaurant is ok… but no delicious. Breakfast is not so good but they prepare eggs as you like. The hotel needs dee cleaning and a lot of maintenance. They have places looks like abandoned.

Just like the pictures, it was fantastic! The customer service was excellent, and the check-in explanation was very detailed. We were also able to store our luggage for free. We arrived early, and although check-in is normally at 3 PM, we were lucky enough to be able to check in by 12 PM. This is absolutely not a fake review! The only downside is that because it's close to a wet market, if you open the balcony door, there's a strong smell of stale seafood. Check-out was convenient, and no deposit was required. For four of us, the value for money at this price was unbeatable. Plus, there's a washing machine and a pool!

Location is strategic , rooms are big enough.Aircon is good and cool enough. Overall ok just have some weaknesses for example the cleanliness. A lot of ants on table. Washing machine not functioning. Hair dryer got sparks when turn on Car park provided.

We stayed here for two nights on a family trip. The location was excellent; we could walk to shopping malls and restaurants, which was very convenient. The staff were friendly, and check-in and check-out were smooth. The room, pool, and gym were kept clean, making for a comfortable stay. While we felt the breakfast could have had a bit more variety, overall, we were very satisfied and consider this hotel to offer great value for money. We would definitely like to stay here again when we visit Kota Kinabalu.

The environment here is absolutely stunning. The marine ecosystem in this area is incredibly rich; from the deck of our room, we could see starfish scattered across the sand, schools of tiny silver fish occasionally leaping out of the water, and even sea turtles and many other creatures. There are beautiful coral reefs near the overwater bungalows too. Every evening at 5 PM, the staff would take guests snorkeling to see the corals and a variety of colorful fish. The overall service was excellent. This overwater bungalow is run by traditional Chinese owners, making it very welcoming and a great spot for photos.
